    Greetings, Neighbors!

    Is it April already? It sure is and that means we are steadfastly moving into our spring selling season in Southwest Florida.  Homeowners with active listings in the market continue to implement price repositions going into springtime. While the winter selling season is more than halfway behind us, there is still time to list as well as implement a price reposition.  Based on our historical data, springtime has also been a steady selling season. If you currently have your property listed and you’ve received little to no activity or offers, chances are a price reposition is necessary. However, you have not missed your window – the spring selling season will still offer time to get it sold! Just be sure to price according to market value and an experienced real estate agent can help you understand what that market value is for your property.




    For buyers, be sure to weigh the pros and cons of a new construction purchase versus a resale. On the surface, it may seem like a simple decision. Newly built homes are – well – new, and that delivers some definite advantages to the homeowner. You can choose the floor plan you prefer, have up-to-date amenities and new appliances. On the other hand, you may be limited as to where and when you can build your new home, and you may find that the costs of new construction outweigh some of the obvious lifestyle advantages that you’ll have with a resale purchase. 

     

    Existing resale properties offer a bit more flexibility for the buyer, both in cost and location, as well as an established history that you can use to your advantage.  Another advantage of purchasing a resale property is that you’ll live in an established neighborhood with mature landscaping and people that already know one another (knowing who your neighbors are before you buy is a definite advantage!) Lastly, a resale home may also come with appliances, window treatments, and sometimes even furniture. This can help lower the cost of moving into a new home quite a bit. Overall, your lifestyle will have a big part in whether you purchase new construction or resale and the best decision you can make is to work with a local experienced real estate agent who can help you sort through both options, ensuring you make the best decision for your budget, your family and your needs. For buyers, there are many options in both new construction and resale properties currently in the Southwest Florida market.
