    Market Update March 2018

    Greetings, Neighbors!

    Happy March! As we move into our springtime selling season, we’re seeing pending sales pick up across the Southwest Florida region.  As always, those homes that are accurately priced, especially in the $3-500K price segment, are seeing a lot of open house activity and offers.  The luxury market, homes prices at $1 million and above, have had a slower month in Bonita Springs and Estero, but is seeing activity in the Naples market.  We’re also seeing the condominium market pick up as well in Fort Myers, Naples, Bonita Springs and Estero.  The market overall continues to follow a stable path in both pricing, inventory and the days on market.

    New construction continues to be a viable option for buyers, so if you’re selling this spring, you are in direct competition with all the brand-new communities, builder incentives and builder pricing!  So, that means you must be very diligent about ensuring your resale property is priced to market!  As we’ve seen in 2017 and 2018 thus far, overpriced properties simply are not selling.  If your property is currently listed and you’re not seeing the activity you should be, talk to us about how to avoid the ‘chasing the market’.  Chasing the market is a not an effective sales strategy and it will leave you frustrated.

    Have you noticed this enormous amount of traffic we are experiencing in Southwest Florida right now? Yes, there are a lot of winter visitors here right now! We’re seeing them on the road, as well as at Open House events! We also know that the Southwest Florida market is seeing a tremendous amount of online viewing activity right now, as reported by our area REALTOR® associations and Realtor.com.  In fact, the number of online views jumped up by 3.9 million views from December 2017 to January 2018, and continue to rise. The bottom line is that buyers are in the market and are here to buy! The question is…are you ready to get your home sold?
