Greetings Neighbors and Happy Holidays!
It’s hard to believe we are at the end of the year already! It sure went by fast, but if you did not get an opportunity to list your home for sale in 2018 and you’re thinking about waiting until January 2019, you may want to consider listing now. Most homeowners believe that listing a home for sale during the holiday season is perhaps the most ineffective thing you can do, but listing during the holidays is actually a pretty good time to list! Here’s why…
We know that buyers are already here in the market and looking right now and buyers looking during the holidays are serious! They have made a commitment to visit open houses and look for the right home during a very busy time - only a serious buyer would do that… and if you’re selling, that can work to your advantage! Additionally, there is not a lot of competition on the market right now, but come January 2019, we will see a flood of inv ...

Bonita Springs, FL | November 20, 2018 ------ According to the Bonita Springs-Estero REALTORS® (BER) Media Committee, historical numbers from October 2016, 2017 and 2018 show a trend of market stabilization. “If we take a look at pending and closed sales for the month of October going back three years, those numbers show very little fluctuation, even with hurricane Irma in 2017,” stated Jerry Murphy, Broker, Downing-Frye Realty, Bonita Springs. He adds, “This trend indicates a current fair market that sets the stage for an active upcoming winter buying season.”
Area brokers have also indicated that open house activity has increased as well. Brokers are urging homeowners with listed properties to consider holding open house events on weekdays. Dave Jeronimus, Managing Broker, John R. Wood Properties, Bonita Springs stated,” Holding open houses during the week is proving to be just as effective as holding them on the weekends, especia; ...

Market Update: November 2018
By D. Michael Burke
Greetings, Neighbors!
Happy Thanksgiving! This is the time of year where we are at the jumping off point for the winter buying season. Upon the upcoming winter season, we have also had several questions about the status of the market given some of the events of the past few years i.e. Hurricane Irma, water quality issues, etc. The short answer is that the residential real estate market in Southwest Florida is very steady and stable, and representative of a fair market. If we go back and review pending and closed sales for October 2016, 2017, and 2018, the numbers are very steady with no major fluctuations, even post Hurricane Irma. The second reason is that historical market behavior can help predict the level of activity will have during our ...
