Our warm summer temperatures and humidity have officially arrived! While the weather may be a bit uncomfortable due to hot temperatures, it certainly has not deterred buyer interest in the market! Buyers are continuing to attend open houses and viewing listings in the Southwest Florida market.
Sellers are starting to understand two very important factors. One – this is no longer a seasonal market. Buyers are spending a lot of time watching the market from wherever they are and will come back to the area if they see something of interest. And two - accurate pricing will draw interest, while overpricing will not no matter what time of year it is. Sellers are also facing competition from new construction communities. The Spring selling season is coming to an end and for some, that means heading back up north as evidenced by the lighter traffic on the road. However, this does not mean that buyers are no longer looking! A recent Realtor.com report (Realtor.com) showed that in the month of March 2018, there were over 2 million listing page view for the Bonita Springs and Estero area alone! Now, if we add Naples and Ft. Myers to that – wow! So, if you’re thinking of listing your home for sale but are unsure because of the summer season, there are plenty of reasons to list now. Aside the fact, that our region has numerous listing views via online portals, such as Realtor.com, but also because buyers who are looking this time of year are serious! We are quickly approaching our end-of-spring and summer selling seasons; are you thinking about taking your home off the market? This time of year, we start seeing home owners pull their homes off the market and you also may be tempted to do the same. Don’t do it! Let’s look at why you might believe this is a good idea. The point is that there are many reasons why folks believe their home won’t sell in the spring and summers seasons in Southwest Florida, but there is only one reason why it will sell – and that reason is in the numbers!

Happy March! As we move into our springtime selling season, we’re seeing pending sales pick up across the Southwest Florida region. As always, those homes that are accurately priced, especially in the $3-500K price segment, are seeing a lot of open house activity and offers. The luxury market, homes prices at $1 million and above, have had a slower month in Bonita Springs and Estero, but is seeing activity in the Naples market. We’re also seeing the condominium market pick up as well in Fort Myers, Naples, Bonita Springs and Estero. The market overall continues to follow a stable path in both pricing, inventory and the days on market.
